ABOUT MANXONIA HOUSE

May 2024 saw the longawaited opening of the beautiful Kellas Restaurant in Port St Mary. BSA have been involved with the restoration project at Manxonia House since May 2021 and it has been a fascinating journey from start to finish.

We knew when we walked through the doors for the first time two years ago, that there was potential to produce something really special and create a hub of activity in the heart of Port St Mary for years to come. The client’s Becki and Amanda have certainly done that and their vision for the project has been a hard-fought triumph.

OUR ROLE & DELIVERY

In this old meets new project, our structural engineers focussed on a sympathetic approach to the existing structure. From the initial structural inspections and production of a “Report for Refurbishment & Conversion” we set about designing the remedial details, internal alterations and new radial roofed extension. Due to the age and condition of the existing Manx Stone structure, structural strengthening of the exterior walls and crack stitching using Epoxy Sockfix anchors up to 4m long were specified and installed by specialist contractors from the UK. 

Once the building had been strengthened to continue it’s useful life long into the future, it was time to strip out any internal structure that was no longer required. Our sister-company Burroughs Ltd produced a comprehensive temporary works scheme to enable the sequential dismantling and re-building of this iconic local landmark. 

From an empty shell to a fully fitted out luxury dining destination, BSA’s design of the foundations, structural alterations and knock-throughs, stone chimney support structure, floors, walls, roofs and internal steel frame have assisted the client in realising the building’s full potential. BSA were delighted to join Becki and Amanda and the rest of the design and construction team at the new venue for a celebratory drink on the 30th of April. On behalf of BSA, we wish them every success now that the doors are open for business.
